Fan coil leaking water
This is the fault we see most often. If ignored, it stains suspended ceilings and damages flooring and furniture.
Possible causes
- Drain line blocked by dust, sludge or biological growth
- Condensate drain pan full, cracked or overflowing
- Condensate pump (if fitted) not working or float switch failure
- Drain pipe slope lost, or the unit no longer level
- Condensation (sweating) on poorly insulated valves and pipes
What we do
We open up the drain pan and drain line and clean them with pressurised water and suitable chemicals. If needed, we replace the pan or the condensate pump, correct the slope and insulate sweating valves and pipes.
Fan coil not cooling or not heating
If the fan runs but the air is lukewarm, the problem is usually on the water side or on the coil surface.
Possible causes
- Motorized valve stuck closed or a faulty actuator
- Air trapped in the coil (air-locked circuit)
- Heavily fouled filter and coil fins
- Clogged strainer, low water flow
- Unsuitable supply water temperature from the central plant (chiller/boiler)
What we do
We measure the supply and return water temperatures, test the valve and actuator and vent the air from the coil. If the problem lies in the central plant, we also check the chiller or boiler side.
Fan not running, motor failure
If the unit switches on from the controller but no air comes out, or the fan struggles to turn, we look at the motor assembly.
Possible causes
- Capacitor that has lost capacitance
- Motor winding failure or seized bearing
- Fan speed relay or control board failure
- Supply cable, fuse or terminal problem
What we do
We measure the supply, the capacitor and the windings. If only the capacitor has failed we replace it; if the motor has failed we replace it with one matched for power, speeds, shaft and direction of rotation.
Motorized valve failure
If a room never cools down, or cold air keeps coming even with the thermostat off, the valve may be stuck.
Possible causes
- Actuator (valve motor) failure
- Valve body seized by limescale and deposits
- Water leaking from the valve body
- Incorrect connection (NC/NO mix-up) or voltage mismatch
What we do
We test the actuator and, where necessary, replace the actuator or the valve body. The replacement is matched exactly for valve type (2-way or 3-way), size, voltage (230 V / 24 V) and control type (on-off, modulating).
Controller and thermostat failure
If the display does not light up, the fan speed will not change or the room temperature is shown incorrectly, we check the controls.
Possible causes
- Thermostat failure or display problem
- Temperature sensor in the wrong place, or faulty
- Wiring fault, loose connection
- Communication problem with the building management system (BMS)
What we do
We test the thermostat and sensor and replace them with a suitable model. We offer mechanical, digital, room-type and networked thermostat options.
Noise, vibration and humming
Rattling, humming or vibration from a fan coil spoils comfort and is often the first sign of an approaching failure.
Possible causes
- Debris or dirt build-up on the fan wheel, imbalance
- Worn motor bearings
- Loose hangers and fixings
- Vibrating covers and panels
What we do
We remove and clean the fan wheel and check its balance. If the bearings are worn we replace the motor, secure the hangers and panels, and renew the anti-vibration mounts.
Bad smell from the fan coil
Odours usually come from moisture and dirt building up inside the unit, and should be taken seriously from a health point of view as well.
Possible causes
- Standing water and biological growth in the drain pan
- Dirty coil fins
- A filter that has not been changed for a long time
- No trap (siphon) on the drain line
What we do
We hygienically clean and disinfect the drain pan, coil and fan assembly and replace the filter. For details, see our cleaning and filter replacement page.
Send us a photo or video of the fault
The unit's rating plate and a short video of the fault speed up the pre-diagnosis.
Breakdown service in Ankara and across Turkey
Ankara: Our base is in Etimesgut, and we provide on-site breakdown service in every district of Ankara. Outside Ankara: We carry out a pre-diagnosis from the photos and videos you send, then arrange a scheduled visit with the parts required. For facilities with many units, we combine breakdown and maintenance work in the same visit. Details: service areas.
What to prepare before calling for service
The information below speeds up the pre-diagnosis and in most cases lets the technician arrive with the right part on the first visit.
| Information | Why is it needed? |
|---|---|
| Rating plate (make, model, serial no.) | Models and parts are matched using this plate. |
| Controller display and any error code | The meaning of a code depends on the controller and board model. |
| When the problem started | Faults that begin after season start-up, a power cut or renovation work have different causes. |
| One unit or the whole system? | A problem seen on every unit usually lies in the central system (chiller, boiler, pump) or in the water temperature. |
| At which fan speed does it happen? | A problem at only one speed points to the motor winding or the speed control. |
| 2-pipe or 4-pipe? | Heating/cooling changeover and the valve arrangement are assessed accordingly. |
| Photos and a short video | Noise, dripping water and display warnings are easy to understand on video. |
| Location of the unit and access | The ceiling access panel, mounting height and the need for a ladder or scaffolding are planned in advance. |
What you can do yourself – and what you should not do
What you can do
- Check that the thermostat is on, its mode (heating/cooling) and the set temperature
- Change the fan speed and see whether the unit responds
- Check that the circuit breaker and the unit's switch are on
- Replace the batteries in the wireless remote control
- Remove the user-accessible filter and dust it off (if the manual says so)
- If water is dripping, put a container underneath, switch the unit off and let us know
What you should not do
- Touch the electrical box, board or terminals of a wet or dripping unit
- Open covers or disconnect cables without isolating the power
- Climb into the suspended ceiling on an unsafe ladder, chair or table
- Tamper with valves, air vents or pipe connections
- Try to clean the coil with a pressure washer or a hard brush
- Reset a tripping circuit breaker again and again
Pricing and approval process
| Stage | How it works |
|---|---|
| 1. Initial information | A preliminary assessment is made from photos, video and unit details. |
| 2. Survey and diagnosis | An on-site inspection is carried out if needed. The survey and quote are free of charge. |
| 3. Written quote | Labour and parts are listed separately; where there are original and equivalent part options, both are stated. |
| 4. Approval | No work is done and no part is replaced without your approval. |
| 5. Repair and testing | After the repair the unit is run and tested, and the work is recorded. |
| 6. Invoice | The work done and the parts fitted are invoiced. |
Work outside Ankara: travel and planning are included in the quote; fault and maintenance work on several units can be combined in the same visit. For the factors that affect the price, see our guide to fan coil repair prices (in Turkish).
Frequently asked questions
Can a fan coil be repaired on the same day?
Within Ankara, when a slot is available we come the same day or the next day. Because we carry the most commonly replaced parts, most faults are fixed on the first visit; if a special part is needed, we tell you the lead time in advance.
Do you charge for fault diagnosis?
The site survey and price quotation are free. The repair cost, based on the fault found and the parts to be replaced, is submitted for your approval in advance.
Can you find parts for older fan coil models?
For most older models we can find original parts or equivalents that match the technical specifications exactly. A photo of the rating plate is all we need.
Can I keep using a fan coil that is leaking water?
It is not recommended. Water can damage electrical components and the ceiling. The best thing to do is switch the unit off and call us.
Do you repair all fan coil brands?
Yes, we provide brand-independent service for fan coils of all makes and models.
