Why do fan coils need regular maintenance?
A fan coil constantly draws room air through itself. Dust in the air settles first on the filter and, once the filter is loaded, on the fins of the coil. As the coil gets dirtier, heat transfer drops, the fan runs longer to deliver the same comfort, dirt in the condensate drain pan blocks the drain and the unit starts leaking water. A damp drain pan and a dirty coil are also a source of odours and bacteria.
Preventive maintenance resets this process at the start of every season. The result: fewer breakdowns, lower energy consumption, cleaner indoor air and longer equipment life.

What does our maintenance include?
| Task | Why it matters |
|---|---|
| Filter cleaning or replacement | Maintains airflow and indoor air quality, and keeps the coil from getting dirty. |
| Coil inspection and washing | A dirty coil reduces heating and cooling efficiency and increases energy use. |
| Drain pan cleaning and disinfection | The main source of water leaks, odours and bacterial growth. |
| Drain line and slope check | A blocked or poorly sloped line makes the pan overflow, staining and damaging ceilings. |
| Fan, blower housing and motor check | Catches noise, vibration and weak airflow early; all fan speeds are tested. |
| Motorized valve and actuator test | A stuck valve can stop a room cooling at all, or make it cool non-stop. |
| Thermostat and controller test | Sensor, set point and fan speeds are verified. |
| Electrical connections and terminal check | Loose connections are a risk of overheating and failure. |
| Air venting and water-side check | Air in the circuit and a clogged strainer reduce performance. |
| Maintenance report | The work done, problems found and recommendations are recorded for each unit. |
How often should fan coils be serviced?
General rule: at least two full services a year, before the cooling and heating seasons. Depending on how intensively the space is used and how dusty it is, filters should be checked more often.
| Type of building | Filter check | Full maintenance |
|---|---|---|
| Residential | 1–2 times per season | 1–2 times a year |
| Offices and office towers | Every 1–3 months | Twice a year |
| Hotels and hospitality | Monthly (depending on room turnover) | Twice a year + mid-season check |
| Hospitals and healthcare facilities | Monthly or more often | 2–4 times a year, hygiene-focused |
| Malls, schools, public buildings | Every 1–2 months | Twice a year |
Factors that call for more frequent maintenance
- Units that run long hours every day or all year round
- Dusty environments, roadside locations, nearby construction sites or the period after renovation work
- Areas with grease vapour, such as kitchens, cafés and restaurants
- Hygiene-sensitive areas: hospitals, clinics, laboratories, nurseries
- Spaces with frequently changing occupants, such as hotel rooms
- Units with a history of water leaks or odour complaints
Maintenance plans
One-off maintenance
Filter, drain pan, drainage, fan and controller check. A quick, economical pre-season solution.
Annual maintenance contract
2 scheduled services a year (summer and winter), coil washing, valve testing, per-unit reports and priority breakdown response.
Corporate / facility maintenance
Floor-by-floor maintenance schedules for hundreds of units, spare parts planning and maintenance alongside the central plant.
Bulk maintenance outside Ankara
Bulk maintenance and season preparation for facilities outside Ankara, with scheduled team dispatch.
What does a maintenance contract cover?
- The annual maintenance calendar and visit dates are planned in advance.
- A standard checklist is applied on every visit and a report is provided for each unit.
- Breakdown calls from contract customers are given priority.
- Spare part needs are reported in advance and supplied with your approval.
- If you want the central plant (chiller, boiler, pumps) maintained as well, the same team plans it together.

Send us the number of units and your address, and we will agree a survey date together.
What determines the cost of fan coil maintenance?
- Number of units: the cost per unit falls with bulk maintenance.
- Unit type: concealed ceiling and ducted units take longer to access.
- Access: ceiling access panels, working height and the need for scaffolding.
- Level of dirt: units that have not been serviced for a long time need chemical washing.
- Parts required: replacements such as filters, motors or valves are quoted separately.
- Location: travel and planning are included for jobs outside Ankara.
We can only give an exact price after seeing the units. The site survey and quotation are free; sending the number of units and a few photos on WhatsApp speeds up the preliminary price.
What does the maintenance report include?
After maintenance a separate record is kept for each unit. The main information in the report:
| Section | What is recorded |
|---|---|
| Unit identification | Location (floor, room), make, model, serial no., unit type, 2-pipe or 4-pipe |
| Work carried out | Filter cleaning or replacement, coil washing, drain pan and drain cleaning, disinfection |
| Checks and tests | Fan speeds, motorized valve opening and closing, thermostat and sensor, drain flow test, electrical connections |
| Measurements (depending on the unit and access) | Motor running current, supply voltage, supply and return air temperature, water inlet and outlet temperature where accessible |
| Findings | Noise, vibration, corrosion, leaks, missing insulation, access problems |
| Recommendations and parts required | Parts that need replacing now or soon, in order of priority |
| Photos | Before and after images where needed |
Corporate maintenance specifications and unit inventory
In public buildings, hospitals, hotels, office towers and residential complexes, fan coil maintenance is usually tendered under a specification or covered by a contract. Items we recommend stating clearly in the specification:
- Scope: number and types of units, the work included in maintenance, whether the central system (chiller, boiler, pumps) is included
- Frequency: number of maintenance visits per year, pre-season maintenance dates, filter check interval
- Reporting: unit-by-unit report, measurements to be recorded, photos and delivery format
- Spare parts: consumables included in the price (filters, chemicals), parts priced separately, the original/equivalent rule and the approval process
- Breakdown response: fault reporting channel, response time, conditions for out-of-hours work
- Working conditions: working hours, protection and cleaning of occupied areas, occupational safety
- Documents: company qualification certificates, occupational safety training
Unit inventory
The basis of planned maintenance is an inventory that lists every unit individually. If there is none, we recommend preparing it together during the first survey and reporting subsequent maintenance against this list.
| Column | Example content |
|---|---|
| Unit no. / tag | Building-floor-room code |
| Location | Floor, room, position of the ceiling access panel |
| Make / model / serial no. | From the rating plate |
| Type and pipe system | Cassette, concealed ceiling, floor-standing; 2-pipe or 4-pipe |
| Motor and controls | AC or EC motor, thermostat model, building automation (BMS) connection |
| Filter size | Width × height × thickness, filter class |
| Last maintenance and notes | Date, work done, open faults |

Frequently asked questions
How long does fan coil maintenance take?
Standard maintenance on an easily accessible unit usually takes 30–60 minutes. Chemical coil washing and concealed ceiling units take longer. On larger jobs, our team plan allows many units to be serviced on the same day.
Will the room get dirty during maintenance?
A protective sheet is laid under the unit, the wash water is collected and the area is left clean when the work is finished.
How long is a maintenance contract?
The standard contract runs for one year and includes two scheduled visits. The number of visits can be increased to suit the facility.
Do you service buildings outside Ankara?
Yes. We are based in Ankara and carry out bulk and contract maintenance across Turkey with scheduled team dispatch.
Do you provide a report after maintenance?
Yes, we provide a maintenance report for each unit covering the work done, findings and recommendations.
